News From Lea and Lefry

Hello everyone!

Time flies so fast that it is already Canada Day. A very unique celebration for all of us this year as we unite and celebrate online. Here in Toronto, Canada Day is celebrated virtually throughout the entire day of July 1st. There are livestream programs where we enjoy comedy, dance, music, and the CN Tower Canada Light show. There is also a downloadable Celebration Kits and Virtual Fireworks App. Despite the pandemic, we all have found a way to celebrate Canada Day.

On the other note, it has been a very busy yet productive month for us. In the past few weeks, we spent most of our time in educating ourselves and networking with Canada’s successful Real Estate Entrepreneurs. Having to meet them virtually and learn from their vast knowledge and experiences really opened up our horizon. We have joined Keyspire’s Lifestyle Freedom Day and Private Money bootcamps which was an intensive 10-week journey that sharpened our skills in navigating the business world. We have also attended REIN’s Covid Crisis SOS conference, Mastering RRSP masterclass, the Champion’s Journey series, monthly meetings, and many more. And on top of those, we are also going through courses that educates us on many Real Estate Investing strategies.

Although we have been hustling, we always make sure to spend quality time with our son and our family. With the beautiful warm weather, our son Luke has been able to finally go out and explore the parks (of course always making sure that physical distancing from others is maintained). He just loves the outdoors; he goes out to our backyard several times a day and every day is an exciting day for him. His excitement to explore the world just resonates with his laughter and his sing and dance performances which brings joy to all of us. He is indeed our little entertainer.

Time has a wonderful way of showing us what really matters; that the greatest gift we can give someone is our time, because when we give our time, we are giving a portion of our life that we can never get back. That is why we hustle and work hard now, so in the near future we can have the freedom to spend our time with the people that matters most to us: our son, our family, and our friends.

I wish you all good health and happiness. Happy Canada Day!

With love,

Passive Income Real Estate

Passive income real estate is a strategy through which an investor can create earnings without having to be actively involved. The term “passive income” is used loosely, as the level of required activity and involvement varies based on the investment type. Some common examples include rental properties, or earnings made from investment portfolios.

One of the keys to building a successful passive income real estate investment involves planning and creating a sound business strategy. This includes versing yourself in your target market, whether it be the same neighborhood as your primary residence or even out-of-state, so that you are aware of local real estate trends and values. The information you glean from the real estate market will help you pick out the best possible market to hold a passive income property, as well as identify property listings that promise good cash flow. After the research phase transitions into the execution phase, you will also need to have a strategy in place on how you will manage tenants, finances and paperwork, as well as the property itself. As you can see, passive income real estate is quite a complex process, and perhaps the term “passive” is a little deceiving. However, with plenty of planning, research, as well as knowing the right questions to ask or common mistakes to avoid, you will be well on your way to a sound strategy that can make your life much easier in the long-run.
